For what it is worth...

I grew up being told by economics teachers, parents and my wonderful husband..."something is worth what someone is willing to pay..."

Wandering around Kohl's I look at price tags and grab this fantastic pair of black boots off the rack and they feel wonderful on my feet. I need these boots. I have waited and waited until the 15% off coupon came through the mail. They are back in their box, snug in my arms and I am in line waiting to see my savings rack up at the register. Remember I have been waiting for my coupon...At the register I am floored because the woman deducts 35$ even before my coupon. I stopped her and stated that they are marked $74.99 and here is my 15% off coupon. She smiles very sweetly and says that "they are on sale in addition to your coupon you are saving a lot more money than you were thinking you were going to!" I am overjoyed! I was WILLING to pay the larger amount. I wanted these boots. I have waited for these boots. I am happy for the savings...

Houses...A house is usually listed at a fair market value. The home owners have worked with the agent to get to a listing price spot that is marketable and that will put the house IN THE MARKET...Not just on the market. In the market and ready to sell.
Showings happen and a great offer gets negotiated and accepted. The buyers are willing to BUY at the price decided and the sellers are willing to SELL at that price as well. That is the worth of that home.

NOPE...A third party gets to come in and play. The bank...The appraisal may hit the number, shoot over the number, or fall short of the contracted selling price number.
That is where the Kohl's feeling sets in or doesn't. The buyers may feel they are getting more for their money, the sellers are thinking their home is worth more that the appraised value. Worst case scenario, one side walks because of the numbers are so far off. No one gets the HOME!!!

The home and the boots are still worth what someone is willing to pay for it. You might have to pay a bit more and be disappointed with the costs or you may be thankful for the savings.
